What Is the Custom Home Building Process?

If you always thought that building your own custom home was going to be too complicated and expensive, you haven’t talked to Cayman Builders. They walk you through the entire process, from the initial contact to the final move-in, with care and respect. You’ll be working with seasoned professionals in every aspect of the custom home building process. Cayman Builders has been working in the best neighborhoods in northeastern Florida and southeastern Georgia since 1995. They make the process as easy and inexpensive as possible. Call today to find out how.

How Does the Custom Home Building Process Begin?

The custom home building process begins with a meeting with your Cayman Builders representative to discuss your vision for a new home. This conversation can take place over the phone or in person. Either way, be sure to fill out your design questionnaire and collect any drawings, pictures, brochures or other material that has captured your interest.

If your consultation takes place over the phone, you can send this material by email to your Cayman representative for an initial professional review. Whether you do it long distance or in person, you go through a series of back-and-forth questions, answers and guidance. Eventually, you come to some basic agreements on information such as:

At this point, your Cayman representative’s responsibility is to construct a rough diagram of your custom home. The experienced team at Cayman Builders provides you electronic copies of preliminary documents for your review, which may include:

  • Drawings
  • Specifications
  • Contracts

What Happens if You Like the Plan?

If you approve of the house’s general design and its cost, you need to sign a letter of intent and provide a $1,500 deposit. Once you’re approved, you can then work more closely with Cayman Builders’ interior designers and architects to develop a more complete plan to your specifications.

After signing the contract, the $1,500 is deducted from the price of the home. Your Cayman representative then explains the allowances set aside for each part of the custom home construction process that becomes an integral part of your building checklist. These allowances may include:

  • Preparing the lot for construction
  • Landscaping
  • Concrete for driveway, walkways and porches
  • Cabinets
  • Countertops
  • Custom flooring
  • Technology, including for security, audio-video and telecom
  • Electrical system

The allowances are line items that show you how much is budgeted for each part of your home. They allow you to see which parts of your home are costing you the most. If you decide to upgrade a particular section, your house budget must increase or you have to downgrade another area.

What Happens During the Design Stage?

During the design stage, you work closely with your Cayman Builders architect and interior designer to refine your custom home design. They provide electronic drawings that you need to review. You can either approve them or make changes to them. Your participation is important to this process, but experts are always on hand for questions and advice.

  • Besides your input to the design documents, you attend in-person meetings to work through any issues that arise regarding your new energy efficient home. You also meet with your Cayman representative to discuss your preference in the details, such as:
  • Color schemes
  • Custom cabinets
  • ENERGY STAR® appliances
  • Specialty flooring
  • Bathroom fixtures
  • Bathroom tiles
  • Accessible features

When Are the Plans Finalized?

Once you’ve made all your selections, your Cayman Builders representative can furnish you with a total price, so you can finalize your financing. If you have trouble with a lender, the company can refer you to others who specialize in home construction lending. Your fully licensed builder has been assisting homeowners in Florida and Georgia for decades. They’ve built strong community and business relationships.

Cayman Builders get the proper government permits to build your custom home once your financing has been approved. They’ve been building custom homes in Amelia Island, FL, Jacksonville, FL and Waycross, GA for about three decades, so they’re well-acquainted with the local government building departments in charge of issuing permits.

Several permits are necessary. Depending on your location and whether you’re building on your own lot or purchasing a move-in ready home in the best neighborhood, you may need permits for:

  • Grading
  • Building
  • Electrical installation
  • Mechanical systems
  • Plumbing installation
  • Septic installation
  • Sediment control
  • Demolition, if you need to demolish a house before construction can begin

What Happens During the Construction Stage?

Once construction begins, you’re welcome to visit the site as frequently as you like. Your Cayman Builders representative keeps you abreast with plenty of digital photos. If you’re able, you should attend some construction procedures in person, such as:

  • Selecting the location of your home’s foundation
  • Inspecting the walls before they start hanging drywall
  • The final walk-through inspection, which is mandatory

If you approve the construction during your final walk-through, Cayman Builders confirms your move-in date, so you’re ready for closing and moving. Make sure your financing and homeowner’s insurance are in order before you close. Cayman Builders is with you every step of the way.
